Exchange Quay: Three more firms sign up for 16,000sq ft office deals


An online beauty products firm, a promotional agency and and evironmental management company have all signed new deals to take office space at Exchange Quay in Salford.

Beauty Bay, the UK’s largest independent online beauty retailer, will move offices from Trafford Park after it signed a five-year lease for 7,609 sq ft on the 12th floor of Building 5.

Bo-Concepts are relocating from Soverign House in Cheadle to a 2,002 sq ft suite in Building 8, signing a 10-year lease.

Existing occupier Environmental Resources Management has also committed to Exchange Quay with a new 5 year lease on 7,000 sq ft in Building 5.

US-based Hunter Real Estate Investment Managers took over Exchange Quay in November 2013 and submitted £10 million plans to modernise the six office buildings, which range from  26,151 sq ft to 116,684 sq ft, to grade A standard.

The plans, which are nearing completion, include new building entrances, reception and common areas,   a convenience store with Post Office, a 5,000 sq ft restaurant, and a 5,000 sq ft gym opening onto a landscaped garden fronting the River Irwell.

Hunter’s agency team of Canning O’Neill, Matthews & Goodman and Savills has secured 10 deals at Exchange Quay this year.

In April, global healthcare firm GlaxoSmithkline Research & Development Ltd signed a deal to move from the Digital World Centre at MediaCityUK, while management consultants Boxchange Associates  signed a five year lease for 1,400 sq ft to relocate  from Oxford Street in Manchester.

Last week BAM Construction put the nearby Metro office building on the market for £19.2m.
