Plans lodged for new 142 apartment block in Ordsall

Salford-based MMGG Properties has submitted plans for a new seven-storey apartment block in Ordsall.

MMGG want to build the new block of 142 flats on a car park fronting Ordsall Lane, with 37 one-bed, 88 two-bed and 17 three-bed flats.

On the same site is the Gresham Mill office block, staffed by rail recruiters Vital Services Group.

Consulation plans published in September 2015 by Manchester-based HOW Planning suggest the brownfield site should be split into two parcels.

The rear of the site towards the Manchester Ship Canal will be for commercial, with the current Gresham Mill office building retained, while the front of the 0.8-hectare site set out for the residential block and a new community courtyard space.

The flats will start with duplex units, with their own front door, on the ground floor.

Because the site is in a mid-value area, MMGG will not be required under planning law to provide any affordable homes.

MMGG shares directors with technical recruitment firm Morson Group and is registered at the same offices at Adamson House in in Eccles.

Vital Services Group were rescued from collapse in a Morson Group takeover in November 2013 and are now listed as a subsidiary of the Eccles firm.

It’s the latest housing submission to Salford City Council in Ordsall’s building boom.

Fortis Development secured planning approval earlier this month for 220 new apartments on currently vacant former warehousing land on Ordsall Lane, while Altrincham-based Villafont Homes won approval for a 372-flat, 15-storey tower block on Woden Street, and Capital & Centric’s £2.7m Digital Village business park, further down Ordsall Lane towards Exchange Quay is nearing completion.
