A Manchester property firm has won planning permission to build 18 townhouses on the site of the former Duchy Inn in Salford.
West Didsbury-based Insite Properties UK Ltd will build the two-bed houses across the 0.2 hectare corner plot between Brindle Heath Road and Greenwood Street.
The Duchy Inn, which was vacant and derelict, was knocked down earlier this year to make way for the development.
The pub opened in 1863 and by the early 1900s was owned by Salford’s famed Groves & Whitnall brewery.
It was one of the only buildings in the area to be spared in the Brindleheath compulsory purchase scheme and continued trading until the early 2000s.
The clay brickwork pub was considered to be of “no particular architectural merit” and was demolished as part of the plans.
In its place will be 18 two-bedroom townhouses set back from Brindle Heath Road with gated alleyways and landscaped gardens, each with its own parking space.
In 2011 the council gave approval to sell the land adjacent to the pub to Manchester-based Abbotsound Developments Ltd, subject to planning permission for 14 houses and three apartments being granted, but this came to nothing.
The vacant land to the side of the pub, despite being surrounded by other housing, had been a popular spot for flytippers and was in a poor state.
Planning documents state: “The proposals will enhance the surrounding area by replacing the outdated public house and vacant site, bringing the empty site back into use and add to the local community.”
Builders Insite Properties’ portfolio includes residential and commercial property maintenance to development projects including student developments in Fallowfield and Stockport.
Work is expected to start on the build in summer 2015.
