£50m Greengate tower blocks get green light in Salford


Developers have won the right to start building a pair of 14 and 34-storey tower blocks in Greengate after plans were passed by Salford City Council.

Silverlane Developments (Greengate) Limited, has been given the go ahead for 300 apartments in two towers on the banks of the River Irwell near Manchester city centre.

The £50 million development – known as Norton Court – will provide a total of 274,176sq ft of residential floorspace in a mix of one, two and three bed apartments.

It will also include 5,091sqft of commercial space at ground level, basement car parking, landscaping and links to the riverside walkway along the River Irwell.

The taller of the two towers, on brownfield land between Trinity Way, New Bridge Street and the River Irwell, will extend 110 metres high.

The 0.47-acre site is currently being used as a car park, close to Renaker’s 19 and 33-storey One Greengate development of 497 flats, which is still under construction.

To the south-west is the nine-storey Abito apartment block.

The site is part of a wider residential-led mixed use regeneration strategy by Salford City Council, which is aiming to deliver 1,826 homes in the area over the next 15 years.

Manchester-based Silverlane will demolish the existing factory walls and build over the car park to deliver 124 one-bed, 154 two-bed and 23 three-bed apartments.

The last commerical use for the site was for the Greengate and Irwell Rubber Company, which closed in the 1970s.

According to the Land Registry the site was sold in 2003 for £367,000.

Outline planning consent was granted in 2006 for 189 apartments split over two towers of 11 and 26 storeys.

Silverlane were advised by Indigo Planning and Jeffrey Bell Architects,.

Other members of the consultant team include Royal Haskoning (ecology, noise and air quality), Croft Transport Solutions (transport), TACE (services), Walker Sime (QS) and WML Consulting (flood risk, remediation and structures).
