Altrincham-based Villafont Homes has submitted plans for the 15-storey ‘Downtown’ tower blocks comprising 383 flats in Ordsall.
The build, across a 0.7ha site on Woden Street next to the River Irwell, will be the developer’s first Private Rented Sector (PRS) scheme.
Villafont have submitted plans to Salford City Council for 383 one, two and three-bedroom flats.
They say that none of the apartments will be offered to buy-to-let investors, instead offering long-term rentals to first-time-buyers and private individuals.
If the plans are passed, construction is expected to start in 2015.
Chris McGoff, managing director of Villafont, said: “There is a common misconception about the true nature of PRS with many developers claiming that they are building such schemes in the city, but often these are just projects sold to tranches of buy-to-let investors with no real long term focus on ongoing asset management and service provision.
The scheme includes plans for a 24 hour concierge as well as dry and cold storage rooms for potential supermarket deliveries around the clock.
McGoff added: “We have acquired the much needed skill sets to deliver superior PRS projects over many years, expanding the Group into different sectors which now involves us designing, building, operating and asset managing our own care home company and are now looking to deploy these skills into our latest venture, aimed at improving the private rented sector for good.”
McGoff & Byrne will design and build the scheme as well as maintaining the apartments through its facilities management division.
