New £49m Greengate towers: Plans in for 300 flats by River Irwell


A developer has lodged plans for a £49 million 300-apartment scheme in Greengate, Salford.

Silverlane Developments (Greengate) Ltd want to build Norton Court, two tower blocks 14 and 33 storeys high, on brownfield land between Trinity Way, New Bridge Street and the River Irwell.

The site, currently being used as a car park, is close to Renaker’s 19 and 33-storey One Greengate development of 497 flats, which is still under construction.

To the south-west is the nine-storey Abito apartment block.

The last commerical use for the site was for the Greengate and Irwell Rubber Company, which closed in the 1970s.

According to the Land Registry the site was sold in 2003 for £367,000.

Outline planning consent was granted in 2006 for 189 apartments split over two towers of 11 and 26 storeys.

Manchester-based Silverlane want to demolish the existing factory walls and build over the car park to deliver 275,000sq ft of residential development.

124 one-bed, 154 two-bed and 23 three-bed apartments are in the plans.

A lower ground floor would provide 31 car parking spaces, while 5,000sq ft of commercial space would be available on the upper ground floor.

Designed by Jeffrey Bell Architects, the taller 110m-high tower block would be finished in red masonry brick with clear glass in metallic frames higher up.

Planning documents state the development would provide £2.11 million in New Homes Bonus, with £335,290 in the first year.

It is estimated the 300 flats would provide £450,800 in council tax per year.

A Community Infrastructure Levy – similar to Section 106 developer’s fees – of around £100,000 is proposed.

Salford City Council are expected to decide on the plans by October 2015.
