Plans greenlit for 36 flats on former Patricroft Conservative Club in Eccles


36 flats will be built in a new apartment block on the site of the former Patricroft Conservative Club in Eccles, Salford, after plans were passed yesterday by Salford City Council.

The plans by City West Housing Trust for the corner plot at the junction of Edison Road and Barton Road consist of 16 one-bed and 20 two-bed flats in a four-storey block.

A new Patricroft Conservative Club building (pictured), to the rear of the site facing Edison Road, was built around 15 years ago. It will not be demolished as part of the plans.

All 36 flats will be put on the market for affordable rent, say City West. One parking space will be provided for each flat, which is in line with council policy.

Some ground floor units have been earmarked for disabled renters.

A planning statement by Grays Architecture says: “The proposed scheme has been designed not only to be visually pleasing when looking from the outside as a passer-by but also fulfilling for people living in the development for years to come.”

It’s understood developers fees will be waived, as the scheme is due to be part-funded by the Homes and Communities Agency.

Proposals for between 32 and 46 flats have been lodged on the site since 2005, but this is the first to come to fruition.

The Conservative Club has since been demolished, and the 0.2 hectare site left overgrown and vacant.

Nearby neighbours lodged “grave concerns” over the effects that construction would have on the shallow foundations of 200-year-old houses on Barton Road, as well as potential issues over a lack of parking.

However council officers dismissed these concerns, saying “it is considered that the proposal is unlikely to result in any significant additional highway implications,” with the option of inserting further planning conditions on the build.

Windows will have to be glazed to deal with potential noise issues from traffic on the busy Barton Road.

A statement from City West Housing Trust is expected on Friday 14 August.
