A second large office block will be built on a former Georgian prison in the New Bailey regeneration area of Salford, planners have announced.
Two New Bailey will be 11-storeys high built in red steel and glass, according to the plans sumbitted to Salford City Council today.
At a whopping 190,000sq ft it’s designed to be nearly double the size of its sister building, the eight-storey One New Bailey, which was completed in May this year.
Sterling Prize winners AHMM are the architects for Two New Bailey.
The plans include reception with cafe area, 50 underground parking bays and 102 bicycle spaces.
Phil Mayall, development director at ECf, said: “The decision to submit the planning application at this time was prompted by the strong interest in the remaining space at One New Bailey.
“We are currently considering funding options with a view to starting work on site in early 2017.
“We are looking forward to progressing with our vision for New Bailey and bringing more much sought after quality office space to our unique location on the banks of the River Irwell.”
The latest residents to take space at One New Bailey include international law firm Freshfields Bruckhaus Deringer with 80,000 sq ft – thought to be the biggest office deal in Salford in 10 years – and luxury bar and restaurant Menagerie who have let 6,000 sq ft on the ground floor.
It sits on the site of the New Bailey prison, which opened in 1787 and closed in 1868.

The English Cities Fund is spending around £60 million on new flats, amenities and office space in the area.

Already completed at New Bailey are a 635-space NCP car park, a £1m events and marketing suite and a Premier Inn hotel and One New Bailey.
New Bailey consists of vacant land around Salford Central station opposite Manchester’s Spinningfields business district.
In January 2014 ECf agreed £60m of forward funding from Legal & General Property for One New Bailey and a nine-storey NCP 615-space car park on Irwell Street.
A decision on Two New Bailey is expected by Salford City Council’s planning committee by September 2016.
