Sheffield-based Coda Planning have put in a bid to Salford City Council for three stepped tower blocks comprising 133 flats on Trafford Road on the border of Ordsall and Salford Quays.
Coda are acting on behalf of KKI Land Ltd, a subsidiary of buy-to-let developers Knight Knox International.
The build, on vacant land between Trafford Road, Archie Street and Elmira Way, would see three towers, eight, 11 and 14-storeys high, with 33 one-bedroom, 97 two-bedroom and three three-bedroom flats.
It would also provide underground parking for 34 vehicles, a private internal courtyard and three commerical units on the ground floor facing Trafford Road across 2,000sq ft.
Knight Knox already have several major building projects underway in Salford, including the X1 Exchange, a 10-storey, 140 apartment block also located on Trafford Road.
Planning documents state the building “is intended to become a gateway building leading into Salford Quays from the North…and will positively contribute to the emerging character and ambitions of this key location in Salford Quays.
The 0.4-acre site, across the street from Ordsall Fit City, is an “attractive quayside setting,” say Coda, “but the area is blighted by numerous vacant and derelict sites. Currently the site is vacant, predominantly comprising of overgrown scrubland with advertising hoardings running along its western boundary.”
The plans are now under consideration by Salford City Council planning officers.
Coda are also expected to lodge a planning application on behalf of KKI Land Ltd for 95 flats at the former Salford Work Skills centre, near Middlewood Locks on Liverpool Street.
The building was sold off in February 2015 by Salford City Council for £650,000.
